The 100k is based on the tax collectors @John @John Underwood yes, my wind policy does have rental loss coverage, but they immediately denied me because I had a roof exclusion due to it being a flat roof and the damage was mainly done by flood.

@Pavel Ushakov - It's a single unit inside a larger building, so the HOA (snow removal, roof, elevator, etc.) isn't going to change based on how many tenants I have in the space.

1950 Single Family House 2br/1ba (there is an extra akwar room that i will make into another bdrm (see pictures)the square footage says 1384, however I believe its a little more because of a laundry room add-on about 10'X8'A new roof is a MUST but there isn't any leaks yet, just a lot of visible patches.
