There are communities in the central valley that may be good options. 

I'm seeking markets within a 3 hour drive of Linden (Central NJ) and was primarily looking in Lehigh Valley PA (although i’m not sure if that’d fit my criteria).

I did look in the Central Valley which I can afford the down payment and mortgage if I don't have renters, and still be able to pay my current rent in the Bay.

. - There is no good way to bid on properties that are sold at auctions when you cannot see the interior. for the sake of exercise I am looking at this property 6920 Grand Valley Dr., Colorado Springs, CO 80911 it is currently bidding on Auction.comZillow estimates for neighbors 6950 Grand Valley Dr is 252k or $305/sq.ft. 6965 Grand Valley Dr. is $307k or 108/sq.ft.I know you said that Zillow or Redfin are not reliable but I would never expect this kind of difference in $/sq.ft.
