Finding a Real Estate Market appropriate for first deal

Friends,

I'll try to be succinct as possible - right now I have cash savings and will be investing in real estate. My short term goal is to invest in SFR under the purchase price of $60K (3 bedroom), which i'll seek to purchase with conventional financing. The property needs to have a projected cash flow of $200. I'm seeking markets within a 3 hour drive of Linden (Central NJ) and was primarily looking in Lehigh Valley PA (although i'm not sure if that'd fit my criteria). I have current capacity to purchase 4-5 properties that fit this criteria but right now I am only focusing on the first deal.

What market's would y'all suggest that fit my criteria?
