Go read some consumer-written reviews, google business or yelp, or wherever you like to read reviews that isn't pay-to-play (JD Powers, BBB, etc, are p2p).

Read reviews and find people that have made other investors happy, talk to those investors as well.

I've dealt with pimps, prostitutes, drug overdoses, venomous pet snakes, theft of service, dead bodies, break ins, walking in on an intruder, etc. 

What Christine was able to do was to work with the investor on the buy side to not only identify properties for purchase, but review properties that were presented by wholesalers in order to ensure that the investor’s minimum return was likely.

They also had something like 30 pages of exclusions... they were actually a good title company from what my attorney said, but again it took us reviewing multiple times for them to get things correct.
