It has been stated many times and there are penealties if you do not follow through.Credit is more than what you get from the bank or financial institution, it is your reputation as well.

BE ethical, the money is going to come so don't tarnish your reputation in the meantime.

I don't want to ruin my reputation with these agents by not being able to sell the property.

What prompted me to start this question is a local investor here in Indianapolis, IN sold some houses to an out of state group of investors, they were brought to town by a GURU and the deals pale by comparison to what I have to offer.So, instead of re-creating the wheel, I thought that if someone here in Bigger Pockets, the most "vetted" investor web site available, had a good experience, then it could be a good fit.

Speculation will not put money in your pocket and it will not make you a reputable wholesaler.Jeff

I live in a suburb town of a moderately sized city that has no apartment complexes and the schools have a very good reputation.

Just be warned that if you do not sell the deal and it falls through without a buyer, your Realtor will probably get a very bad taste and not want to tie any more up with you, it is their reputation as well as yours on the line.

This is not the way to get a good reputation around here.I'm happy with the change in policy as you have described it.
