Wholesaling REO's, Please help

Hello, I came to figure out that a lot of these deals are coming from REO's. So, I talked to some very experienced REO Agents and realized you need cash and need to close quickly on these deals because of competition. I'm starting out wholesaling, but had a few questions. Could someone lay out how I could wholesale a REO and do it successfully? I don't want to ruin my reputation with these agents by not being able to sell the property. What are the pitfalls? If I do buy with my own cash, can I wholesale it right away? I would prefer doing a double closing but have no idea really how to do it with a REO. Thank you very much.
