(We are thinking of relocating in Montana).

Hello everyone,Im relocating for a new job in Fairfax County Virginia, where ill be renting an apartment for a few months while i get settled in/learn the area.

I was also looking into self storage but it seems like I need relocate to the location of the business at least when it's first set up. 

Traveling nurses, traveling professional, relocation services (floods, fires, etc.), corporate housing...each demands a variety of approaches to accommodate their wants/needs.

I knew I would be relocating in a year+ so I could then apply for a new VA loan for a primary residence and purchase a multi-unit residence.

The customary early termination penalty here is 2 months rent; in fact a family member in FL just paid a 2 mo early termination fee when they relocated, even though the apartment was in a very desirable area and was probably re-leased immediately at a higher rent.

Therefore, I am considering expanding my portfolio in the US to take advantage of potentially higher appreciation and more favorable lending conditions.Given my age and willingness to relocate anywhere, I'm seeking advice on which US cities offer the most potential for long-term rent cashflow, significant appreciation, and opportunities to BRRRR.

I am relocating to the Dallas/Fort Worth area of Texas and would love to network with whoever I can to meet up, talk RE, and get more involved in the market!
