I have actually been involved with this duplex so much that I realized that for me to expand and own more properties, I am going to need to distance my self.  

I bought several of these back a few years ago when I first got started and was excited to "own" some properties.It didn't take me too long to see that I had [knowingly] over paid and bought in neighborhoods that I probably shouldn't have just to get some deals.It took me a while to unload these properties and realize my mistakes.

It was initially every 2 but they realized that wasn't necessary.

As I am reading back through my posts and threads, I realize that it comes across as looking for a hand out rather than offering any type of service in return.

I realize my maintenance costs might be high, but I'd rather find a deal that can swing those numbers than to shoot myself in the foot later on.

After priming and painting everything we realized the HVAC vents smelled like smoke...worse than when we bought because (I guess) we bought in a mild winter and the house had been aired out and the HVAC was not running because it wasn't needed.

I did a little research on 1031 exchanges, and realized there are some significant constraints (identify 3 target properties within 45 days after selling the property you're exiting, then close on one of those three within 180 days).
