The MO here is to suck you in with the promise of cheap money, obtain an up-front fee, possibly your personal financial information, and then disappear.Private/hard money lending has exploded, so there’s no reason to take a chance with strangers you meet on the web.

As far as the laws, if you have not promised them or said something verbally or in writing that the property is theirs, you send them an adverse notice that they are not meeting your requirements to rent the property and you get onto the next one. 

Hey all,What’s your order of operations as the deal finder once you have found a promising property.

Are you also promising to manage the property during the 5 year period? 

(I've been researching several locations that look promising) - General Advice?

I recently got my real estate License and I’m working under this agency that promised all this mentorship and help to get me off my feet but I haven’t received any of this yet so I’m looking for some sort of advice on where I can get kinda like a breakdown of what I need to know from getting potential clients , contracts involved , selling a home etc any books or resources out there ?

My reason for this post is that this year is my year of initiative, and I promised myself I would take action to improve myself and my SOI.

I have little to offer other than that I will be a sponge and I promise to pay it forward in the future.

If one was to get three appraisals on one property, I promise there will be three different values.
