There's very little inventory where I am (Charlotte NC), and some pent up demand from the quarantine so prices and demand are still high... but I can't help but worry that the unemployment numbers here (as well as everywhere in the country) will impact real estate over the next 6-12 months as foreclosures skyrocket.

When applying, I would recommend addressing directly in your business plan how the pandemic is expected to impact your chosen business rather then leaving that for the underwriter / loan committee to speculate on.

A higher credit score and more reserves (money left in savings after closing) are the main variables that seem to impact the odds of securing approval at a higher DTI.Layers of risk (more than one risk factor) will lower the chances of getting approval at a higher DTI.
