Let’s also assume property location doesn’t matter in so far as the plan is for them to be professionally managed (ie, Texas vs Vegas vs Beverly Hills doesn’t matter so much but prefer not to invest in ‘war zones’)….

Very hard to make those leak, outside of physical damage.I am aware that the fiberglass units can be re-finished by professionals; not sure if the big box stores carry a kit for that.As Ryan mentioned, these typically develop cracks (physical damage), and will tend to crack once again in the same place unless there is some support from below.

Joe- I have 3 of the above.150 unit building- the professional mgmt company is in charge of all bills AND the resident mgr expenses (who lives on site)580 unit self storage-resident mgr and asst DON'T live on site, but my personal asst maintains an office there.
