Future Trends in Real Estate Investing: What Property Types Will Investors Target?

I’ve started this discussion before and can’t resist posting a similar discussion again on this topic. With so many knowledgeable real estate professionals here, I feel this is a good place to solicit feedback on this important discussion.

As a private money lender, we are always looking for trends in real estate so we can gear up our money sources to lend on new property types or project types. Knowing what is going to be the next, big thing in real estate is important so we are able to provide financing for real estate investors who are active in those specific niches.

With government-backed financing available in plenty for multi-family, assisted living, to name a few, these property types have been extremely popular among real estate investors in recent years. Because of this, there is obviously a lot of competition among real estate investors for the best properties in these niches.

What is a trend that you see out there in real estate that may be a little before its time? Or what do you see as something that could potentially be a special niche for real estate investors in the future?

Virtual office with a coffee shop feel may be one niche that needs some elaboration. Please share your ideas. We’d love to hear from you.
