What they miss is the combined ratio, the cost of producing the policy together with the loss expense is generally found to be in line with that of property insurers.That's because many don't realize title insurance is a loss avoidance product as opposed to loss assumption product as HO insurance is.

Hello Dustin, as other people have mentioned a DSCR product is probably your best course of action as they evaluate the finances of the deal, not your personal finances.

Or is it your place, is it just too downscale for the rent you are asking for it.What if the rent was $250 a month--would they still flee the area, or would they sign on the dotted like.If it's not price or product, then maybe you are attracting the wrong prospects to the place.People who eat too high on the hog---birds of a feather--sort of thing.As a New England financial consultant I'm assuming you are pretty far removed from the possible renters in this area.If the area is really tough, can you read gang graffiti and discern it from tagging?

Under (current) Section 1031, tax deferral is available for the exchange of real property held for productive use in a trade or business or for investment.Also, real property held primarily for sale is specifically excluded.No direct specification of the holding period requirement period is made in the tax code.In general, the courts have been more liberal than the IRS in defining what qualifies.Technically, properties can be segregated and categorized with a single taxpayer holding some assets primarily for sale and others primarily for investment.Without foresight and planning, a serial flipper is not well-positioned to challenge the IRS on this matter.

I absolutely love the points that @Henry Lazerow brought up.Totally my opinion, but if you can finance using either of these products and do a decent size rehab you will be light years ahead of most.
