Yikes.Detroit is a High Risk High Reward type of person.

I believe the courts will not treat this case as a normal case, due to the tenants not moving in and will thus reward the landlord one months rent.If they had actually moved in. 

I was looking at new builds in Atlanta ( south ) production stuff but I passed.. to many partners so reward was not worth the PG.I am mid range  350 to 600k is our product

Since you don't give any information to evaluate the deals, your question is about risk vs reward.

You are not rewarded for doing your own work, you are rewarded for learning (copy or modeling) the techniques of others, and for sharing in the work of others (networking).  

Always be prepared to walk away, just take your rightful reward.

Buying a house at the auction can be a high risk, but the reward can be extremely high as well.
