With an ARV of 79k, that seems like a pretty thin spread for 25k rehab and considering your possibly large holding costs(like you said, properties have been sitting on the market for a long time which drive up the holding costs) so I don't think it's worth it to go for flips in that specific market.Personally, I'd like monthly rent to be at least 1.5% of purchase price so if it was me in your situation, assuming your rehab cost for rentals is on target and you can get it rented for $700, I'd want it at $30k or less, considering that the property is probably older and will need more maintenance.

This is my first home, I'm 38, early in my career, and will eventually need to sell the home to buy in my target area.Its probably looking like selling the home and investing the cash until I need to buy down the road will be the best bet.

I invest in FL and am from Orlando, less than 30 min away in Seminole county prices and tax rates drop substantially, but rents only slightly so that is my target area.

One of the best tips I have seen is to really get to know your target market, whether it be SFR or condos, and try and see and look at as many properties as possible, even if you not ready to buy yet.

Most of the Private Equity shops we talk to say our projects are too small for them as they all seem to have a minimum of 5 million they look to invest per deal.Right now the projects we are targeting are only in the need for about 1-3 million dollars in private equity.My question for you is: Are there brokers syndicators that will help you find these equity investors for a fee?
