Not saying you need to apply for a senior VP position, but start at the bottom in those fields so that it's related to your goals.

In the event that you and your girlfriend break up during residency or after it will be far more complicated to co-own it.Imo your best option is to rent as cheap an apartment as possible in residency and reevaluate your situation once you have an attending position.

I've always been intrigued with real estate investing so I'm finally getting to a position where I can pull the trigger.

Also run the numbers, if you transfer out and you keep the duplex, which would be my strategy, are you in a positive cash flow assuming both sides rented.  

With her focused on the almost limitless upside of REI, I'm positive that we'll get a couple of deals knocked out this year.

You're still going to find a wide variety of tenants there, more low income than not, but the area is well positioned for appreciation over the next 5 years.
