I know you always have to keep your eye on the big picture and all these matters are small in comparison.

They kept "picking" people at random from the group, ok I gotta paint this picture for you - the people who answered the ad to work in real estate (like me) were wearing one of those sticky name tags you buy for $5 at Staples, the "PROFESSIONALs" were wearing Nouveau Riche gold name tags.

Sure enough, the pictures shown are of empty units...

Just like on online dating websites, people can post any picture to get more attention to their profile, the same way anyone here can post anything about their experience to attract more attention.You wouldn't commit to someone from one of those online dating websites without meeting them and getting to know them better.

I have some buyers in that area but I would need to know details of the property.Do you have an offering memorandum with pictures, sq ft size, tenant histories, lease rolls, asking cap rate at the 24 million price, last T12 (trailing) months of occupancy.

Hello @James Burch  If you can not find anyone on BP to assist you with pictures I would try to contact local real estate agents, or go through your other social media contacts for this.

THIS is why I am a member of BiggerPockets.com......I love to see someone actually buying & rehabbing and sharing their story with numbers and pictures.

We're working on better pictures to for cleaner look.Based on my experience, there are several sub-niches within the college realm.
