If you sell, there are tax consequences with it that I would encourage you to talk to a CPA about.  

I would HIGHLY encourage you to not go it alone.

Please take what I say with a grain of salt as I would strongly encourage you to reach out to individuals who have kept an eye on this market for years (@Jim Paulson, @Shannon Robnett). 

Ideally, you should do so in a small group setting that encourages discussion and dissenting opinions.

We have received some inquiries from Zumper and Apartments.com but I would encourage you to use as many sites as possible.

You should not be afraid to ask your lender, if you want to walk because you can get a better deal I would encourage you to be as direct as possible (this is what I would do if I were you). 

To be clear, I'm not trying to discourage you but rather ENcourage you to find your path now and save time spent going down the wrong road.
