Why not pull out the capital you have tied up to have a larger down payment (or even spread it over multiple properties) and maybe even keep some extra money in the bank for reserves and renovations?

It's similar to how you report it for tax purposes in years where you aren't selling it, you report 50% (or whatever % is allocable to each side) as rental property and depreciate that 50% while the other 50% is your own personal residence and therefore is not part of Schedule E.

Both are making money and have reasonable cap rates, a bit lower than I would like, however, not horrible Imo.
