If I add debt, lets say $1 million in real estate and use the $300k as a down payment, I can reap the benefits of a monthly cash flow plus, if that $1 million in real estate appreciates even 2%, I generate $20k on paper.

My problem is the contract stated that one unit should be vacated on or before closing, and closing was originally 5/1..Here it is a month later and my agent tells me that the tenant hasn’t moved, and an eviction hasn’t been served and that she’ll sign a paper saying she’ll be out in 30 days, which I don’t believe.I don’t know if I should close with the tenant still there, or delay my closing until the tenant is evicted; is it possible to delay closing this long?

And that's before they get to that master bathroom with the toilet smack in front of the double vanities, the mirrors that are out of proportion for the wall, the stickers still on the shower doors, and the roll of toilet paper with no home.

We’ve had a lot of deals brought to us from wholesalers in CR, and the numbers make sense on paper but the neighborhoods seem less than ideal as far as tenants go.

If the owner messes up its his fault, the paper trail will show who is liable... in the end of the day if there is a lawsuit everyone will be names in the suit if the lawyers can go after them.

Assure them you won’t accept partial payment and that they will receive a quit or pay on the 5th ..then on the 15 th you’ll be filing eviction papers with the courts .be firm and calm about it like you do it all the time
