The Orlando area also has some interesting properties with accessory dwelling units (ADU) such as guest house, pool house, separate in-law suite etc...   

Hi, I own a quad in Ohio City and run an STR in one of the units.

My unit grosses $115K in rent (clean of any other fees or cleaning fees).

I want to either leverage this to lower my rent to inadvertently pay for a storage unit in place of the basement, actually gain basement access, or keep it in my back pocket as there is a small chance my fiance and I want to break the lease early and this may be grounds to do so.

Unfortunately, all the lenders I have called so far do not lend on multi-unit properties.

Ask how many units they manage and how much experience they have.

Even if billed separately for each unit, some utilities are provided by the local government and if unpaid create liens on the property.

Buy the worst unit there and live in it.  2 bed 2 bath.  

We would be co-owners of a 12 unit apt house and each receive a SFH separately through our father's will (currently in probate).
