Supply constraints are generally due to 1) lack of available land suitable for development and 2) regulation of development including typical building codes, zoning laws, HOAs etc. but up to the point of height restrictions, historical districts, banned materials, requiring solar, and even outright bans on development.If you look at where high rents often beget the desire for rent control, it's usually coastal cities (the ocean is a huge land constraint).

If you fail to disclose material defects in the foundation, discovered within the statute of limitations, it's a major hazard to the stability of real estate sales.

It seems highly corrupt to me to base it on the cost of materials, which are all over the map.

I am an out of state investor, so understanding what materials work best in an Ohio climate would also be a factor I would want to weigh.Any opinions or comments would be appreciated.
