I just took the 3 day class where at the end offered the Gold and Platinum packages being $28k-$38k depending on which one I felt made more sense and I’m really struggling with the amount but am also clueless on where to start with investing and can see the benefit of a “mentor” and access to systems.Thank you for any advice or feedback

@Joshua SmithSTR's are similar to their LTR counter parts but have some uniqueness when it comes to taxes.Are you furnishing the house - Are the furnishings eligible for deductions in the first year?

SS appliances are sometimes sold as packages that can be more affordable instead of buying piecemeal.From the pics (can't see the entirety of the kitchen), maybe the range and fridge can be ok to keep, if you want to save some dough.

Sometimes banks might collect a full document package, but really when it comes down to it, are only underwriting the property (if you're buying for investment). 

@Daniel O'Neil we have used a lot of the companies that you may or may not have heard of and what we've experienced is that most of them recycle all the same data from the same databases - it's just a matter of how they package it.

It is important to go over the hoa resale package carefully. 

Many Soft-Money lenders have minimum credit score requirements and offer better rates/terms than their counterpart, Hard Money/Private Money lenders.Hope this helps!

I've done the walk through with the tenant, collect the first payment and in the lease package that I've prepared, i have all of the phone numbers etc. that they will need for cable, power, water, trash, electric, etc..
