Wouldnt you know it but six short months later that lady called me up again saying that she fired the other company and wanted to work with us.We now manage it for 8%, the lady got a couple thousand dollars back after the furniture was sold, the tenants pay for their own utilities and maintain the yard, there is no more headache about permits and regulations.

@Michael J Callinan You would so if this is only a one time thing for you it would not make sense, but we buy lightly used furniture from a furniture rental and staging company so normally we are staging regardless so our units our lightly furnished.

And by that I mean, that if the tenant has all their furniture out and if the power is off, and if they haven't paid rent, then a "reasonable personal" would believe they probably aren't going to want to get back in the house any time soon.The electric company doesn't take a meter when you fail to pay a month.

It can happen at any time (literally, we've been waken up at 1AM due to frozen / pipes that have burst)I only mention that so you know, which you probably do-- overall, if you love the outdoors and people, and don't mind regulating and being there all the time, you should really enjoy it (assuming it makes you enough money to live) and meet some great characters!
