What made you interested in investing in this type of deal?

I love the ability to make a list of items on Amazon and then I just order that same list every single time for the basic accessories - kitchen, bedrooms, and even coffee tables/desks, rugs, etc.  

(Confusing we know, this means that not only does the customer stay for 7 days or less on avg. they also don't come back multiple times during the year for separate trips and these stays add up to > 30 days -> Trip one: 7 days, Trip two: 7 days, etc.)Personal use of the property cannot be 15 days or more OR more than 10% of the total rental dayIn order to offset income and be considered a Real Estate Professional you must have Material Participation, which has a few tests.

What made me move my search is the water situation.

I've had luck getting deals on my own personal homes in the past and now I am on the road to financial freedom buying properties in order to help others with their home needs.

At the moment I do not have an LLC set up, but I’ve already been pre-approved for a conventional loan in my name - can I use this to obtain the financing but still have the property under an LLC or does the loan need to made out to an LLC and my pre-approval is basically useless? 

There’s so many more books out there and I’ve already ordered three more.
