My issue with Renatus is that 90% of the people you read about singing their praises haven't actually done a ton of deals.

There are numerous areas in Atlanta that is hot for flips.

Numerous think pieces are written about them, lots of media attention is focused on them, and prices invariably rise.

My choices1) Real Estate Agent (schedule flexibility but odd hours at times)2) Work for property manager with a realty component (less income but a lot of good info to learn)3) work for software company specializing in real estate needs-successful and established company (longer commute, but access to big data, analysis, multitude of companies to work with)4) something I haven't thought of bc you're probably smarter than I amObviously, there are numerous factors and unknowns, so in just looking to get a little discussionThanks!

As of November 25, and after numerous calls during this entire time period (most going unanswered), I called the lender again today.

Note that there are numerous different cash flow calculation methodologies, but one popular calculation is cash on cash returns (COC).

He hand-held me through the process and was patient enough to explain the concepts numerous times until I finally got it.
