There are a few low income areas nearby that I'd like to buy a property in this year.

Gatlinburg Golf Course in 2 min drive 9 min walk and Dollywood in 6 min drive. has hot tub (but doens't every property lol)they are saying it did $92K last year and i saw the report. looking at nearby on awning and airdna rentalizer etc these numbers feel very inflated!

So, my advice would be to list the available rooms to faculty and staff at a nearby university/college or high school as well as the place where you are employed.

I would recommend mid term rentals or long term rentals for these.As far as the smaller single family there has been a massive influx in smaller SFR properties in and nearby these zip codes when it comes to the STR space over the last couple years.

Perhaps a 20-30% buffer would suffice.As mentioned earlier, the land assessment value and the value of nearby homes can be useful reference points, but ultimately the offer should be based on an accurate appraisal of the lot's worth. 

I like everything that is happening in Henderson, nearby the Raiders practice facility. 

If you see huge swings in the list price per square foot of a property and the average sold price per square foot of nearby properties, something is up.

You could look for lots to build more Short term rentals or multi family in the nearby area.

@Jonathan Greene From looking around at nearby condo's and apartments for rent that's similar to ours, the rent would be around $2100 a month (it's a 2-bedroom).
