In order to successfully navigate this space you must be very selective about what you buy, where you buy it and what you pay for it.

You do need to know how to navigate that market and if you are looking for safe, nice areas you definitely want to do your homework.

I have personally thought about doing this, setting up a C-Corp with my family to act as a board of directors, and own each new investment property as a separate LLC, it sounds good and probably works well but lets talk about some other concerns.Firstly while most lawyers myself included could probably help you navigate those 3 points above, if you are seriously considering the umbrella company strategy I think it would be prudent to search out a skilled asset protection firm.

The other involves much more rigorous verification (usually requiring you to send in your bank account statements, etc. or have something written from a financial planner or accountant). 

@Stephen E.Our privacy laws are a little more rigorous than south of the 49th ... at least for the moment.Only once have we request a criminal record check ... principally because we wanted the applicant to go away.  

I spent the better part of a year rigorously researching neighborhoods, numbers, and specifics before I decided to buy my first property.  

I do not know what your vision is for number of files available, bit if it gets very large a "folder" navigation system could be very helpful.
