I've been doing a lot of real estate reading lately, and this is what I would recommend (in this order... as they somewhat go from novice to advanced):Start out with Rich Dad, Poor Dad- not so much a real estate book, but it'll really get those gears turning and make you think a lot differently.The Intelligent Investor- by Benjamin Graham-  This is a very tough read, and very boring at parts and mostly centered around stocks... but the principles within this book are applicable to ANY investment vehicle.

From what I’m finding out, mobile home title falls into the same category as a vehicle and title can be transfer at the DMV or county record office.

depends on what vehicle you use.. if your pooling investment capital into one fund and for a common enterprise then some sort of PPM is usually required.... no licesne required to do these they just need to be done as 506 offerings.. the sponsor does not need licesne.. you need license in some cases if you are marketing the PPM for investors.. if you have the investors already then its pretty simple.. suggest you SIMPLY talk to a good securities attorney and tell them what you want to do and ask them to prep the docs... usually 10 to 40k for this
