Hey @Bhanu Kuna and @Rich O'Neill,The tax abatement is being converted in so a scaling program. so 10 years still but with taxes going up 10% per year.VS taxes staying low for 10 years and then ballooning on year 11.So not as attractive but also not a massive deterrent.

If the whole tenant pool for the area is like that I would sell and invest elsewhere but that's just me.I don't want all the drama for the perception of squeezing out a few extra percent annually on the return.Often the extra return isn't there but the massive headache and losses sure are.

It just doesn't quite pencil out when running cash flow analyses on in state investments.While the BRRRR method has a great deal of potential value if you purchase the right investment, there's a lot more risk if the property is vacant, or rents are lower than you anticipated, and you're left with a massive mortgage payment with little reserves to cover.I'd suggest first setting your specific goals, then research other markets and run the numbers.If you're also looking for a primary residence you'll need to quantify current rent as well.
