I love (hate) when I have, for example, a unit I manage for someone else, have for example, an AC problem and its a $1500 last min fix. 

I bought a property "cash" last year with a HELOC...it gets counted in those stats but it was bought with debt.

The last one I purchased was right at the peak in March of 2022 and when rates started to rise.
