Ab1482 does not apply to units less than 15 years old and due to costa Hawkins no local ordinance can rent control units less than 15 years old.

Sounds like it would benefit you to get your RE license and hang with a local broker that will allow you to property manage.

Remember to have local counsel for each state you are licensed in.

The key is your local market must align with your goals and timeline.

I do believe it will help, giving me access to the MLS and can run comps and have knowledge of the market.Also, will be looking to house hack and buy and holds if I can get all the pieces to fall together.Will be attending meetups to network.Will be searching for my own deals with some local realtors.

I'm not sure if any local lenders will consider the property value once the ADU is complete when reviewing my loan application.
