I am trying to put a property under contract for wholesale and the problem is that the market value is relatively 20k but it’s a 1400 sq foot property that needs a FULL REHAB.

For tenants lawn care simply means mowing, it ranges from mowing weekly so the grass wouldn't grow too tall, to mowing after I get complaints from neighbors the grass is almost a foot tall and the town will be called.

What I'm seeing here in the "30000-foot view" is a notion that if you just make enough money in your job AND through real estate, you'll be OK.

put your foot down, tell them they have working (maintained) heat, and if the don't like it they don't have to renew. be very clear, in writing that nothing more will be done with respect to it, period.

@Luis GomezA local architect indicated the cost to build from the ground up to be $275 to $300 per square foot.
