I have my father's 30 year old contracting company at my disposal, I work directly with an in house mortgage lender at my office as well as a property management company (which I would primarily use on a consulting only basis to begin with) and I have 2-3 options for creatively financing my first few deals. 

Here in WA, we have a land contract hybrid for owner financing called a Real Estate Contract.  

Thanks for the advice @Mark McClure I have only seen one property sell for a decent price in the first area and it was under contract in under a week. 

I had a guy tell me the other day that Contract for Deed was the way to go with properties over renting.

I ask as I have many friends in the legal industry with high student loan debt, and the debt has not stopped them from getting FHA loans for owner occupied property here in Denver. 

We want to keep everything legal and above board, so we're steering clear of any properties that aren't zoned or grandfathered for the intended use.

Or can i just submit both contracts to  an investor friendly tittle company?

Wherein I will have a contract with variables in it, then I will just define  SELLER_NAME, BUYER_NAME, SELLER_ADDRESS, CASH_OFFER, INITIAL_ESCROW, BALANCE_AT_CLOSING etc..  

I am having issues getting lenders on board with these Container Home duplexes that I have designed and have contracts on to buy already.

I am in contract to close on a multifamily property in Brighton MA next month.
