If you want to keep the same manager throughout Chicago then you want to have someone that has a larger coverage area.Experience - If you renting the house you live in then this isn't as big of a deal but if you are buying your first of many multi family homes you want to find someone that has done it before and can be another guide in your journey to work with you, your GC, and your Realtor.

Yes we made more cash on larger renovations, but they took several months versus 1-2, and costs were much higher, so as a percentage the return was lower.Finally, on your first couple I would go in with as much cash as possible.

If it is a duplex, fourplex, even slightly larger, the other tenants will hear about it, so getting in front of it makes you look like you care, which I know you do since you are even posting here.

While tenants may have trouble paying their tenant portion of the rent, in most cases the larger portion of the rent is paid by the government housing authority.I am seeing projections that the United States may experience 20% unemployment.

Generally parts of 32206, 08, 09, 19 and 54 have larger inventories of cheaper properties but I do not recommend for out of area investors...local self managers are doing ok.Just my 2 cents.
