From what I have seen it appears the ONLY thing being built are monster apartment complexes.  

They might not, therefore, appear in an applicant's credit report.

It appears we have very similar design desires.

However I have seen some multifamily under 5000 sq ft of lot that appear to be grandfathered in.

I haven't had a chance to do a thorough walk-through of the property yet, but based on what I know about the place from living next door for several years, there appears to be a very reasonable opportunity for profit.

It appears everything you have done so far is all verbal.  

Turnkey operators love to advertise that way because it often makes their investments appear to be more attractive than they usually are, but it is often total bunk based on blue sky pro forma projections that you will never see or achieve. 

There seem to be many low-priced buildings that appear to offer great returns after improvements.
