They can be a little harder to sell if they're not FHA or VA approved, or if the condo docs aren't all lined up - but it might be a good way to get started and to start to build up a war chest.

Hey everyone:I have been using Digital Ink to fill out the TREC contract, but I have noticed part of the process is broken.I am supposed to fill in the Executed Date on Page 8 after the buyer(s) and seller(s) sign the contract, but there is no way to do that.

It's problematic to get a property in contract that is larger than your existing investors can fund because there's not enough time to build up the trust necessary in the short time of an escrow. 

Since you have time while you build up your finances, I would run numbers on what you can afford and then spend time on Zillow or a similar site figuring out which neighborhoods or suburban towns are in that price range.

Send emails or call all the property managers in your area and ask them if they have any landlords looking to build up their portfolio.
