Nor would a lender allow that kind of equity to be passed up in a foreclosure, the entry bid would be 34K plus costs of the foreclosure or more with amounts due the owner. :)

However his stuff had some "help you with foreclosure" language in it that people thought might cross the line of what can be said if you aren't licensed to work with people in foreclosure for those kinds of services.If you just have a general "We Buy Houses" kind of message then you are just junk mail if people don't want to sell you their house.Maybe they don't have any dry cleaning do they call the cops when they get a coupon from the local dry cleaner?

Now, if you market to agents on the basis on general legal services, I know a couple agents who were involved in that, but they didn't cross into areas of RE.And, as to clients of an RE agent, unless your client is a personal friend, clients expect a degree of professional conduct, not to be solicited for other services, do you want to project your expertise in RE or be seen as one who does all kinds of things because you're not that great at any of your chosen fields.

A developer or large scale multi-family investor might have concerns that could be addressed by such a strategy, but I just don't see where the average investor who is conservative (buys smart/makes sensible profit projections) and diversified (not all the eggs in one basket) would need this kind of complex "hedge" for their investments.Your example is "a home" for a "sale close in 9 months" and that sounds like one big project and all of your eggs are in one basket.
