You see a lot of single wall homes that go for same price as double walls because they update the kitchen, bathroom, etc.  

For a three bedroom/ one bathroom apartment to get $1500 you must do an extreme rehab.

So we bought our last property with 20% down, and used up a good portion of our other savings with the rehab of the other units(new bathrooms, flooring, paint, and an A/C unit).
