My typical BRRRR in Denver is 20% CoC.2. 20% forced appreciation = Feasible, but not a metric I would track personally.. again, more dependent on the kind of strategy you're implementing 3. 5% market appreciation = this is not something I would bank on either.

It's easier on the Tenants and the Landlord actually makes a little more money.Monthly rent is $1,000 or $12,000 for the year.Monthly rent of $1,000 divided by four weeks = $250 a week$250 a week x 52 weeks = $13,000 for the yearBy moving to a weekly payment plan, the Landlord increases earnings 8%I think I am going to implement that on the next renter!
