Not trying to advocate fraud, you'd have to work out something with the contractor to somehow pass along savings in costs to you.

Bridge/Fix-n-Flip/Ground-Up Construction are nearly identical loans in that they are very short-term (12-18 months max) with higher rates and no prepayment penalties that allow you to take a run down property and turn it into something you can take to market...or convert to a longer term hold loan.
