Advice Needed: Sewer Line Blockage Issue on Newly Contracted Property
Hello Bigger Pockets Community,
I am currently facing an issue with a property that I’ve recently put under contract and I’m in need of your expert advice.
Upon conducting a snake sewer line inspection, we discovered a water blockage in the pipeline. The estimates to rectify this issue are ranging between $7,500 to $9,000. Due to this unforeseen expense, we’re considering different ways to handle the situation.
One suggestion was to purchase a sewer line insurance. The idea here is to get the insurance company to cover the repair costs at a later stage, thus helping us avoid a large upfront payment. However, we’re uncertain if this is the most efficient way to address the issue.

In your opinion, what would be the best course of action? Should we proceed with the immediate repair before putting in a tenant, or could we rely on an insurance policy to manage these repairs down the line?
We’re very open to any advice or experiences you might have had in similar situations. Your guidance will greatly assist us in navigating this situation in the most cost-effective and efficient manner possible.
