I know the guidelines are 2 years for a VA loan which would be the ideal loan for me to use if I went that route.

According to what I have read elsewhere, at a couple properties...that is also about the place that conventional lending starts to become more challenging and portfolio lending and private financing options start to be a better fit.

I'm mainly looking for 2-4 unit multifamily properties, ideally that need some work.  

Therefore if there is an active hard money lender in the area or suggestions for loans that might fit this deal profile, I'd be delighted to discuss.  

Being a friend to walk through a house you want to buy and seeing if it fits your needs sounds like a non issue.

Thank you @Raul Pelcastre @Roger Pokorny @Josie Roman and NA Beard, are there actually certain requirements for a property to fit into a certain "class" or is it more just by feel about the property as a whole?  

I would ideally like to start in single family, or even duplexes for buy and hold cash flow.
