I have a friend that owns a house near clear lake and I have no idea if people would stay in short term rentals around there.

It might be $200k if you inlcude CA taxes (ihave no idea). 

Realtors tend to lean into peoples ideas even if they arent good. 

I would also check to make sure the gutters/downspouts are all working properly outside.

9) Flooring10) Trim and detail work11) PaintMOST IMPORTANT - 1) Egress/Ingress - you must have the proper sized windows in the bedrooms, and an entry door that is to code 2) Moisture - since you're in a wet rainy area, make sure you have this covered firs thing!

Furthermore, do you have any idea how much work is involved finding a distressed seller?
