Actually at just over 50% LTV credit doesn't really matter that much either.If you assume a 12% rate on 80k, it would be $800/month I/O payments and you are left with $836.50 after HOA, a 5% vacancy, and taxes.

Using a simple loan calculator app I assume that renting out my home would result in:10 yrs of rent would brings the mortgage down from $311,000 (today) to $228,000 (120 months from now).  10 years of paying $250/month HOA (i'm assuming it'll go up so $250 is an average)= $30,000Would paying $30,000 be a good trade-off for having $83,000 paid down on the mortgage?

Any suggestions on one's you all are using out there as a landlord.These are my top requirements:- payment via phone App AND website- needs to accept debit cards, credit cards, and ACH - I need to receive some type of confirmation that a payment was made- ability to automatically send reminders to tenant that rent is dueSo far  I've looked at cozy, rentpayment.com, paylease.com, clickpay, to name a few.
