Current owners have been diligent in caring for the septic - regular tank cleaning, liquid detergents only, no oils down the drain, no feminine hygiene products being flushed etc etc etc.  

I know 3 ways to wholesale without entering into contracts in bad faith, lying to owners, deceiving and getting into the practice of real estate without a license, which is basically what this whole crowd is following. 

This seems to be typical practice within the South Jersey area.  

Landlords with long term tenants often fall into poor management practices.

You might also need some practicing your estimating skills before you start making real offers.  

Practice until you can spot them with some basic knapkin math, then watch the MLS constantly, talk to other investors, tell everyone you know exactly what you are looking for, drive for dollars, etc.

These does not affect the quality of life (safety, hygiene, security) and are mainly aesthetics.

And if you are not quite ready to pull the trigger, you can run some practice due diligence on some real assets on sites like Paperstac and NotesDirect.

Might as well peel the bandaid off now and get your practice in early.Tenant wants to move out there really isn't much leverage you have over them to force them to stay another month or so.
