I’m trying to do a BRRRR, but the numbers don’t make as much sense when refi at 80% LTV.

What else would you consider before making this keep/sell decision?

I'm new to real estate and looking to grow my network so I can learn to manage and grow our portfolio.

They are more expensive so great if you have to have it, not good if you can do something else. 

I'm pretty sure this is allowed within California based on articles by CRES Insurance, but unsure about how to send clients to other state realtors as a finder.My question is: If I make agreements with realtors in various states outside California, can I send them clients and collect finder fees?

So make sure that you read the HOA or condo association rules seriously before any commitment.

Unfortunately it is almost run backwards and if the investor makes 80k+/year then you aren't eligible for almost all of it.

For you, it makes sense, so I would focus on getting people like you - home business that could use a smaller space to make it more open to the public.
