We have our new residents come to our office to pick up their keys, when they do that they will recieve a welcome home gift basket, its our branded logo bag, with 2 waterbottles, a roll of paper towels, toilet paper , and a few other things that you can actually buy at the $1 dollar store, We do this for 2 reasons, number one is to let them know where our offics is and to humanize us as people and not just a company, this simple gift goes a long way to setting the right tone with the client we feel, but most importantly we go over our lease and our rules of operation and what we expect of them as tenants in our properties.

He was getting both sides of the commission, so I'm sure that factored into it.We've also received gift cards from agents, whether it was generic (Visa), Home Depot, or for a restaurant/store.

1) the city is not very attractive (disjointed development, only one grocery store, cheap retail offerings, etc) 2) they continue to allow driving on the beaches and the rednecks/kids drive crazy so you really have to watch out especially with small kids, 3) during the summer season they allow horse riding on the beach and you will see several "companies' with trailers of horses for rent.

When I had apartments constant updates were needed.Unless you are getting closed out or dinged out models the cost of materials in an local area is pretty much the same from the discount stores.

Though Simonton CV500 from HomeDepot and Pella 250 Series/Milgard Styleline from Lowe's seem to fit my requirement, I am not so sure about giving the work to the big store.
