Cheap Form of Marketing

I dont know about other locations around the country, but it is getting harder to find good flips these days. Foreclosures are dying down, competition is heating up and the margins are getting harder to hit.

So, I decided to take a walk. I picked and area of mature homes (and owners) and strolled the neighborhood. Boy - wasI surprised!

I picked a nice Saturday. Took the dog and my smart phone. I first just started to take pictures of houses that did not fit the profile. The ones that needed a little TLC or the yard was not up to par. 

Then I found a house that had a lock box on it and looked vacant and in the process of some sort of foreclosure. I decided to knock on the neighbors door to see what was up.

I told him that I purchase houses and was strolling around and if he knew about the house next door. Well, he stepped outside and began to tell me the story of the house, the neighborhood, who was selling for health reasons, who wanted to sell and I got more information than I ever thought of! Names and numbers too-

Long story short- I bought the house next store, I have a contract on another (owner financing) as well as leads on several more. 

I dont know about you, but I plan to walk the dog every Saturday in different neighborhoods and knock on some doors. ZERO marketing costs, Great exercise and you get to meet Wonderful people. Did I forget that I am making money too- I love this business!
