So our leases state that if the tenant doesn't notify us of repairs timely that they are ultimately responsible for the cost of the repair.

The lease states the tenant is responsible for snow, ice, and lawn so I would think that helps but mainly curious if anyone else has run into a similar situation and what the impacts of the insurance could be after this.

I would do whatever I could to get them out ASAP before potentially more damage and problems are caused by this group.If you get Airbnb to support you on this you need to let the guest know the stuff I mentioned in my response earlier.
